The VAD Trust utilizes an open bidding process but it is NOT
an auction. We provide a number of techniques to interest potential buyers in the subject property and they are invited to “preview” the property as well as the information on the web site without third party invlovement. If interested, they then submit a “bid” and participate in a closed round-robin “final offer” session at the conclusion of the process. The successful buyer then signs a purchase contract the next morning and the closing process can now start with price, terms and contingencies already agreed upon.
A simple process but it can be totally satisfying to both buyer and seller!!
Thousands of property owners have used this method with great success for both the seller and buyer. VAD Trust decided to use this method to sell 10 acres
in Golden Gate Estates because:
- It involves a few weeks of hard work instead of potential months of sporadic phone calls and selling discussions.
- It encourages full disclosure between the seller and potential buyers. As opposed to the traditional real estate transaction, the seller does not start high and slowly come down - they start low and let the buyers’ market
determine the final price.
- If a reasonable sized buying pool is involved, then the property will sell for a price that is fair both to the buyer and to the seller.
- The sale process is entirely open. The buyer does not bid against the seller, but against other bidders.
- Placing a bid does not make the potential buyer liable in any way. There is no legal obligations to either the buyer or the seller as a result of the bidding process.
- The potential buyer has plenty of time to review the terms of sale, consult with others, inspect the property, and obtain a financing, if applicable.
- The closing process is the same as in conventional real estate sales.
- The Bidding Process is fair and open to all bidders. Bids maybe submitted, modified or withdrawn at any time during the entire process.
- Admittance to the round-robin telephone bidding at the conclusion of the process is limited to those who submit bits during the preliminary process.
- The bidding will be open. All bidders will have access to the status of the biding at anytime. No hidden bids!
